Apartment communities acquired and renovated with Kite Partners

Through our Kite Partners partnership, Rainier Pacific acquires and renovates apartment communities across Seattle and the surrounding region. We acquire well-located vintage buildings and renovate unit interiors, building systems, and common areas. A few of them:

Lake Court — Madison Park

A 63-unit vintage community on the Lake Washington waterfront in Madison Park, arranged around brick courtyards with a private dock. A comprehensive renovation of unit interiors and building systems is underway.

5th & Mercer — Queen Anne

A mid-century apartment building in Uptown, steps from Seattle Center, with a unit-reconfiguration and interior renovation program underway.

The Quay — Bainbridge Island

Acquired in 2026, a waterfront-community apartment property on Bainbridge Island — the partnership’s first investment on the island.

Roy Vue — North Capitol Hill

A 34-unit apartment community at 615 Bellevue Avenue East, built in 1924 and arranged around a garden courtyard. Apartments average just over 1,000 square feet with nine-foot ceilings.

The Q — Queen Anne

A mid-century brick community at the top of Queen Anne Hill, acquired in 2026. Its rooftop terrace looks across downtown, Elliott Bay, and Mount Rainier. A renovation program is being planned.
